At acquisition, in-place rents at Arbor Hills (formerly “Des Moines Place”) were 15% below competitive market rents. The opportunity for Trinity was to purchase an asset at an attractive basis ($67,000 per unit), reposition the property, and bring rents to market levels.
Trinity formulated and executed on a repositioning project that included renovating tenant unit interiors, improvements to the clubhouse and fitness facility, residing the exteriors, and landscaping upgrades.
In the first two years of ownership, rents were increased 30% (average of $170 per unit) and strong occupancy levels have been maintained. The property is expected to perform effectively at this stabilized basis.
