At acquisition, in-place rents at Arbor Hills (formerly “Des Moines Place”) were 15% below competitive market rents. The opportunity for Trinity was to purchase an asset at an attractive basis ($67,000 per unit), reposition the property, and bring rents to market levels.
Trinity formulated and executed on a repositioning project that included upgrading tenant unit interiors, improvements to the clubhouse and fitness facility, and landscaping upgrades.
In the first two years of ownership, rents have been increased 30% (average of $170 per unit) and strong occupancy levels have been maintained. The property is of institutional quality and is expected to perform effectively at this stabilized basis.
