THE SITUATION

 

ATT Wireless, a major wireless communications company, with its real estate and facilities team based in Seattle, was acquired by Cingular Wireless. Leadership at the new entity tasked the Seattle based group with developing a plan to consolidate leased administrative space across the country with specific capital-reduction targets of $50 million per year in recurring rent savings.

 

WHAT WE DID

 

Trinity Real Estate team members were brought in to help the Cingular real estate and facilities team create a process and assign critical tasks with consistent tools, systems and terminology to achieve the company’s capital-reduction goals at record speed.

 

THE OUTCOME

 

After just six weeks, Trinity team members were successful in creating a sustainable and repeatable process that set key decision and action milestones, identified needed analysis on existing leased real estate, clarified market information required, and determined a communication protocol for key customers and project leadership. At the end of the process, senior executives at the new parent company fully endorsed the plan, making it a win for both Cingular and us.
