| With 18 years of professional experience in the real estate industry, Richard brings a wealth of knowledge and relationships. Since founding Trinity in 2001, Richard has been instrumental in providing advisory, development, and investment services to clients for projects valued in aggregate at nearly $1 Billion, and totaling over 3.6 million square feet. Projects include office, residential, retail, hotel, mixed use, and industrial. |

| Richard's former role was the Seattle region Vice President for investments with Spieker Properties—a west coast Real Estate Investment Trust purchased by Equity Office in 2001. In that capacity he developed, acquired, and managed over 2.6 million square feet of office, business park, and industrial properties. |

| He graduated with BA and MBA degrees from the University of Washington, and completed the Advanced Management Program at Oxford University. He is a Past President of the Washington State Chapter of NAIOP, and past Chair of the Bellevue Downtown Association. As an industry expert, he has been referenced in the New York Times, and is a contributing source for ULI/PriceWaterhouseCooper's Emerging Trends publication. He serves on the Board of Directors for the Pacific Real Estate Institute, and the National Association of Industrial and Office Properties. Active in the Community, Richard is an elected Council Member for Beaux Arts Village, on the Board of Directors for the Bellevue Chamber of Commerce, served on the Citizen Advisory Committee for Bellevue's Downtown Implementation Plan and the Construction Code Advisory Committee, and has been a Trustee for Beaux Arts Village. |
